@Account Closed I agree, if you are paying application fees, be very wary of those lenders. Especially people that are overly pushy.

@Victor Adetiba - I work backwards. I don't look at build cost from a % of FMV perspective from the get-go. But, once I determine build cost, I'll make sure:
Acquisition + Build Cost + Any Other Pmts/Fees <= 68% of FMV.

If new homes in the immediate vicinity are selling for ~$350k, then we'll buy at 18-22% of 350k.

I agree with @Cameron Tope. Debt is super easy to get right now, but the right deal isn't. Find the deals, and the buyer will be there.

@Victor Adetiba - I have a few ideas for you!
1. When I buy land for new construction, I'm buying at 18-22% of FMV
2. Build your DREAM team immediately - real estate agent, interior designer, architect, city expeditors, surveyors, capital source, etc.
3. Find deals by creating an army of wholesalers who believe in you.

@Haseeb Awan - great question. Depending on the lender, they will require a certain length of seasoning. But, the rates are dependent on how well you can negotiate using your current relationships!

@Sergey Skrobotov - it's always good good idea to retain all paperwork relating to a purchase of the property. If they can send you digital copies in PDF form of the paper copies they gave you, then you can dispose of the printed version. Otherwise, I would suggest scanning these documents in and saving them on dropbox somewhere. A program that I use is called Cam Scanner.

@Kevin Branin - I would suggest calling Halperin & Lyman or Harlan & Florence. These are real estate firms in Atlanta that do good work.
