Welcome! Similar to you, I have a pretty demanding full time job (CPA). I too believe in amassing career capital so I can take on some risky projects.  My brother and I acquired 18 rentals in and around Atlanta in the last two years. I set aside 22-25% for Vacancy & credit loss, Repair and maintenance, PM, Cap Ex reserve. For context, I own C+ and B class properties in Atlanta, Georgia.

If you don't have any alternate use of the cash for the next few months, go with the cash close. If you have better use with higher returns, go with the loan. I would be caution about budgeting only $20K in repair for a 100 year old house but if it is based on your due diligence,  good luck !

@Kinsley, I own 3 units in Clayton county (10 mins from the Airport) and those units do the best among all in my portfolio.

Hello Miguel, when I am underwriting, I always underwrite at the median rent of all active listings.  I monitor the area for all active listings from when I get the deal, through due diligence & closing, and as I am rehabbing. This tells how quickly surrounding properties are rented out and at what price.  I use Zillow.

Welcome to the RE world! After 6 months of podcasts and a few books, I bought a triplex to house hack 2 years ago.  I have since moved out of that triplex. It currently nets $800 monthly after all expenses and reserves. House hack was a good way to learn the basics of renovation, property management, and to save for the other projects. Good luck !
