My C class SRF generates $200 to $300 (net of vacancy/credit, turnover, repair and Cap Ex reserve whereas B class SRF generates less than $200, net. Also all are leveraged 80% with 20% forced with BRRRR, so almost no money stuck on them. So it depends on where you buy and how you buy them.

We (my brother @Ashish Acharya  and I) are looking to acquire 15-40 units residential property in the next few months and would love to have the team ready.

I am looking for a Property Management Company that specializes in:

  • Location: In or an hour away from Perimeter (Atlanta, GA).
  • Class : C+ and C-
  • Size: 15 - 40 Units (not looking to have an on-site manager or on-site maintenance personnel)

I would really appreciate some recommendation.

Few observations: 

1. How are you trying to finance this? I ask because a lot of lenders have min loan amount. 

2. Assuming you have a lender, your closing cost should be around double that. 

3. Is $12.5K enough for a boarded property? 

4. Don't forget lawn-care and pest control. I highly doubt they are  included in your $68 monthly repair estimate. 

Without knowing how's inside of the property, it is hard to come-up with an offer price. Good luck !

@Mallory Austin, yes I just finished one BRRRR in Westview, GA. Love that area ! Looking to buy more there and actually moving in that area myself.
