Seriously, I don't know but don't rely on what a few strangers on the forums tell you. Do your own research.

Start by going to www.narpm.org to search their directory of managers. These are professionals with additional training and a stricter code of ethics. It's no guarantee but it's a good place to start. You can also search Google and read reviews. Regardless of how you find them, try to interview at least three managers.

1. Ask how many units they manage and how much experience they have. If it's a larger organization, feel free to inquire about their staff qualifications.

2. Review their management agreement. Make sure it explicitly explains the process for termination if you are unhappy with their services, but especially if they violate the terms of your agreement.

3. Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers. It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees. Fees should be clearly stated in writing, easy to understand, and justifiable. Common fees will include a set-up fee, leasing fee for each turnover or a lease renewal fee, marking up maintenance, retaining late fees, and more. If you ask the manager to justify a fee and he starts hemming and hawing, move on or require them to remove the fee. Don't be afraid to negotiate, particularly if you have a lot of rentals.

4. Review their lease agreement and addenda. Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.

5. Don't just read the lease! Ask the manager to explain their process for dealing with maintenance, late rent, evictions, turnover, etc. If they are professional, they can explain this quickly and easily. If they are VERY professional, they will have their processes in writing as verification that policies are enforced equally and fairly by their entire staff.

6. Ask to speak with some of their current owners and current/former tenants. You can also check their reviews online at Google, Facebook, or Yelp. Just remember: most negative reviews are written by problematic tenants. The fact that a tenant is complaining online might be an indication the property manager dealt with them properly so be sure to ask the manager for their side of the story.

7. Look at their marketing strategy. Are they doing everything they can to expose properties to the widest possible market? Are their listings detailed with good quality photos? Can they prove how long it takes to rent a vacant property?

 I think Navarre is going to be one of the best markets for up and coming beach towns. The bayside looks like holiday isle with multi million dollar homes with great rental potential. Gulf front homes are starting to push 4 million plus bringing a more affluent buyer pool. At the moment, I would say there is more land than homes and the majority of the homes are older builds that will be eventually torn down.

Hey Jessica. I'm looking at something close to the beach. I heard that it's hard to get an insurance when you're in the gulf front. Is that true? If I get a property off the shore, what amenities would make it more attractive to STR clients? I would assume pool or a hot tub? Thank you so much for reaching out. I already have a realtor but would love to be a part of your community. Also, do you by any chance have good handyman you would recommend?

 Hey Abbie, 

Yeah, I'm sure it is harder to get insurance being on the gulf front because those properties takes the brunt of the storms that come off the gulf, but it's certainly not impossible.  If you were to get a property not on the island I would highly suggest something with a pool or have one put in, that way you stand out amongst your competition. I would also make sure you have a nice outdoor living space they can enjoy.  

I do have a good handyman I can recommend as well. Sending you a dm. :)



I'm sure a spa wouldn't hurt...But it is pretty hot out here during the busy months unless you had some snowbirds during the off season it probably wouldn't get used too much! The short term market out here is getting a bit saturated though.... I had a STR that I had open until the beginning of this month and it was great, pretty much fully booked through summer. The end of August really started slowing down and then my calendar was completely empty with no bookings despite me slashing prices. So just keep in mind if you aren't on the island, you might really slow down in September. I only had it open since February, so I'm not sure how it is September-January is. We had an RV we were using as an STR, but had a neighbor start complaining and were forced to shut it down. :(

Sorry to hear that. Bummer they won't allow an RV...Thank you for your honesty. I heard it can be seasonal in Navarre. I hope you get some holiday bookings though. :-)

I would say that NB is definitely up and coming but is experiencing growing pains.  There are traffic problems of course but I think that is due to a huge influx of people migrating here.  Navarre is full of military and retirees.  It seems like everyone I know down there are retired DOJ, federal contractors and military.  There are 3-4 military bases in the area so lots of military vacation there after they are stationed elsewhere.  Unlike most of FL, the high season is April-August and the majority of our guests drive from the southern US.  We are seeing more guests fly as both Allegiant and now Sun Country are offering direct flights into the Destin airport (which recently opened a brand new concourse) which is about 30-35 minutes away from NB.
