@Robert Bryant - You need to run this like a company.

You are an employee of your company.  As an employee, you're entitled to a paycheck.  The bare minimum you're allowed to pay yourself is based on guidelines issued by the IRS. 

There's tax benefits by running things appropriately.

I currently have a construction company that is hired by my flipping company.

My roles in each company are different and I receive a paycheck based on those roles.   All additional profit can be distributed as dividends which bypasses self-employment tax.

I'm a dumby, not an accountant or lawyer.  Spend the money and hire one for guidance.

@Stephanie Caruthers - You need to live in the building if you're going to qualify for a VA loan. You're required to live there for 2 years, but you're allowed to break that condition if certain conditions are met.

  1. -PCS orders
  2. -Significant family changes

@John Kunick - I thought about this earlier this week.   But I thought about it in terms of my employees needing to wear masks around our tenants.

From my basic understanding, this is not a protected class yet.

I see it coming though.  Especially in todays environment.  Our rights to choice are being taken slowly but surely.  One drip at a time...

@Randy Philpot - I hired a cleaning company who did STR turns in my area. I asked them what they charged. I then added $50 per clean and told them I needed them to pay *extra special* attention to my unit.

This may not be necessary in larger markets w/ a bigger selection of vendors.  However, my market has a very limited selection.  

I've also toyed w/ the idea of bonusing based on 5 star reviews for all metrics tied to their duties.  

Basically, we should align interests.  My success = your success

@Bruce Woodruff -  Used to be Airbnb.  Now it's changing to VRBO.   I feel like I have significantly less BS w/ the people who book through that site as well.  It's like Airbnb draws a certain kind of person who believes that life is and should be perfect at all times.
