I tried a couple of skip tracing services and the results are awful. I understand that I cant expect to get the quality of TLO, but are there any service that is at least as good as truepeoplesearch? I would appreciate your response.

I found that most people on upwork that claim to have access to TLO are actually lying. 

They just give you a cheap info. Think about it TLO charges $1 a search, how can they offer it of a fraction of that?

The issue is it is hard to get approved by TLO. Searching property owners info is not a permitted use on TLO. 

My question is where else can I get the quality of TLO?

I have a few single family homes and a few 2 family homes. on these I can look into getting a portfolio loan. but for the future I want to be able to get a loan as soon as I have a property up and running.

Does anybody know of a bank that would refinance rental properties 1-2 Family and they do not require seasoning.

I know about B2R and Colony. But I would like to get something with lower interest rate.

You said in your original post has been declared vacant by the county. where in the county can I find this info. NJ and NYC.

I would say ask a local agent how much they think you could get for this house and try to sell it yourself for that price. if you see you cant get that price yourself and you would get more if you would sell through the real estate agent after deducting commissions ask to show comps to support his claim, and give him a 3 month listing agreement.

In most cases in such cheap areas it is not even worth getting a house for free.

it is a cycle of construction eviction construction violations ect.

If you only have one property chances are that the property that you are planning on buying is not the best deal. (lack of hands on experience. I got ripped off on my first 2 properties) and you might lose your equity. so I would advice you that you should first try to see if other experienced investors would buy it. and only than buy it. good luck.
