run away fast! This should've been discussed prior to signing anything, the fact that he is doing this now, makes me thing that this isn't history first rodeo. Contact his broker and express your concern.

@Joshua Manning I've heard of this but your best bet is to work as an admin if you want to learn the ropes. If you want then ask a top agent if you can be a showing agent for their listings. I'm not sure though how will they structure your pay/commission though. Ask around the office you want to join and someone will be willing to help you I'm sure.

@Joshua Manning, not sure what you mean by supplemental? I joined Keller Williams, mainly because of the training it provides. I am sure your goals and objective are a lot different than mine so you have to understand what it is you want. 

If you want instant buyers that are ready to go now, your best bet is to join a team that has an ISA. You'll be responsible for little to no marketing but this will be like a J-O-B but remember it's your career and some agents don't like going to the office per se. 

Again, in order to generate leads we have in KW a tool called Bressers, pull up an area and start cold calling for business. This is brutal work but you'll get some ready, and willing buyers. Your phone tactics need to be sharp though so make sure to role play with someone.

@Shahid Iqbal Sell now! Yes, I know that sounds simple but you have to take into consideration many things. Your out of town, meaning your prone to have more maintenance done to your property if not kept well. HOA, some make it very hard to put tenants in place b/c they have very strict guidelines. I had a client whom rented from HOA and they asked for 1k SECURITY deposit :(

I have signed this agreement with one or two buyers, who then in turn go buy a property  even after they sign this agreement. What I do is...move on. Once clause that I always put is that this agreement can be cancelled at any time if buyers don't feel satisfied with my service. Sounds like this agent is desperate and never had your full interest in mind just theirs.

@Leonard Galper Training, Training, Training. That's all I can say about hiring any VA's. They could be your best friend, or they could be your worst enemy if you don't train them properly. Alway's make sure that they have a weekly report, and that you/them can do a 1-hour LIVE role play session every week.

Veronica V. If this is a 5-plex most likely it'll have its own separate meters making it a legal 5-plex. Based on this comment: The problem is the building was originally only a tri-plex. I believe that it came with a storage area and that was made into another unit.  The storage unit and any other unit above that may not make a legal 5 plex. This common though like others have mentioned in Miami. This unit will could qualify for FHA203k for those looking to finance, otherwise, it'll be a straight cash sale. Your best bet is to get a quick title search that could show up any and all open violation and or liens that it may have. Then order a CU on the property since most investors will appreciate this and will give them a general idea of the work that needs to be done and making it legal if it at all applies to the situation.
