It's best to know what kind of deal you are looking for and start backwards. If you are looking for a single family home, fixer upper, under 100k, 3/2, then you can put these fields in the MLS of your choice.

Project Manger

Property Manger (may need a special license on top of your R/E license)

Leasing Consultant

New Sales Residential Specialist (think Lennar, etc)

Acquisition for Developer

Commercial Sales

I can go on and on...I believe this is a great way to get started since it gets your feet on the door to learn about the mentality of real estate. Plus, you will meet other like minded people and build your SOI (sphere of influence.)

What is it that you are trying to accomplish? Bandit signs are frowned upon in some parts of South, FL. Also, they get taken down pretty quickly nowadays. 

If you had to put them up...Best thing to do is put them up on Friday evening, and pick them up on Sunday evening.

#1 - If they were ready to buy a home in 3-6 months or less -> Send them listings you have via email on a weekly basis. Don't program directly from the MLS unless you felt like you build great rapport, and or have been signed to a buyer agency agreement.

#2 - Send them a text every 2 weeks like "Hey, just checking in on you, have you been getting the emails I've to send you, let me know if you need any help." If you have commissions inc, you can pretty much put the text on autopilot.

#3 - Dial them up and see If they have any questions or need any help with the there search.

#4 - Alway's send a monthly newsletter to all your database to help keep top of mind.

#5 - Just rinse and repeat these steps until they raise there hands and are ready for you to help them with there home search. If you have commissions inc, then you can also check if they login in, and then you may want to give them a call as well just to let them know that your thinking about them.

I haven't purchased a property on hubzu but placed offers on behalf of my clients. Treat them with care, and alway's make sure to do your own due diligence. Some of these properties you can place an offer, but hubzu will make it very risky when they don't want an inspection period, non-refundable deposits, and for the most part they want POF. If you have any questions you can always contact the rep that is handling that specific property, as most listing agents may not have much control of the process.

When I was working as an ISA for a top brokerage in Miami, we used all of the sources you mentioned. The thing about internet lead is how you work it and not about the company giving you the leads. 

For example, most internet leads have very short attention deficit disorder. Meaning, that your team (i.e) realtors, ISA's, and database managers, have to make first point of contact. A good team will call the lead within 5 minutes, but a GREAT team will convert the lead in the months to come with awesome follow-up skills.

@Nathan Reo It's alway's best to have many different sources for which to find a deal nowadays. If you are using a wholesaler make sure you know how to run your own numbers as well. The wholesaler will bring you a "deal" to the table, but it may be overpriced b/c he has it under contract for too much.

This business isn't the overnight sensation that youtube cuts it out to be or any other tv show you see on tv.

I'm not sure how they do it, but Keller Williams always seems to have top notch agents. They can be pricey in terms of some fees, but if you get in within a team in KW that is killing it in your local market then you can reach your goal. 

Just make sure whoever you are joining that they can give you leads, and it will be best if the brokerage has an ISA within there team so you only focus on showing homes.
