I had made a reply to a similar thread on this. All land courses are the same in essence;
What is your end goal is the only thing that is different? Are you looking to build up your cash, get recurring income, subdivide, get into new contruction builds, etc?
Don't buy anymore land courses and just take MASSIVE ACTION. Send me a DM with anything specific you have in mind!

Here are some tips for buying land in MN. If you are looking to get it closer to the city it may be suitable for you.
Go for the following if looking to be closer to the twin cities:
1. Look for land that has already utilities in place, city utiliteis will be best (i.e) County sewer, water, and electricity nearby. If they have gas even better!
2. Try to shy away from HOA as they may set you with covenants and restrictions for future building. Unless they have all utilities in place and are near some major park, water, etc. Again, try to shy away from HOA if you can.
3. If you are looking for land as an investment, try to go for larger acreage 3, 5, 10+ acreage. They usually come with less restrictions, and area super easy to maintain. Just pay annual taxes and that's it. You can't go wrong with unrestricted land (i.e) build a home, mobile home, container home, tiny home, park an RV, etc.

I do land full time for the past 5 years. There are all solid courses out there, it's all the same though.
1. Pick a county/state to mail in.
2. Mail the county with a blind offer (usually 30-40% off value or less)
3. Sell it for a discount or close to retail (Cash). Owner finance (Notes).
4. Rinse and repeat.
Once you have flipped a couple of deals, you'll want to stick with what works best. A couple of caveats though. You'll likely strike out with your first mailers due to pricing, systems, follow up, etc. Adjust according, and resend mailer.
Join FB groups, discord channels. RETipster (free) and Apke Bros (free). Enough resources in there to get you started without paying for a program. However, if you want to go fast def pay for the course and take MASSIVE ACTION. This is the method that I took and paid about 2k in courses. Make sure to connect with heavy hitters and you'll soon accelerate your learning curve ten fold.

I will comment as a consumer since I live not to far from here and just recenlty discovered this gem. I was thinking of heading there for winter break and costs were pretty high. If I had a STR unit, I'd hit Reddit hard with ads and they even have a subbreddit as well! Tons of things to do for families though and it's hailed as the best ski spot near the RVA area and they also seem to have a very active community for summer. If you need me to check something out for you ahem...out of a free weekend lemme know!

I like it, as others have mentioend many ways to improve on it. I wouldn't do anything to it though, I've sold land much "uglier" then this without doing anything to it. Let me know if you need any help!
