@Jay Hinrichs send me a PM, this is my area of expertise and home state! Just found a builder a nice subdivided land in SC they will subdivide into smaller lots for mobile homes. I'd love to pick your brain and discuss how we could do more of these types of deals!

I was living abroad buying/selling real estate mostly land, and some land with structures. I would say it could be done, just need to have the following:
#1 - Have great overall knowledge of that market, and better than agents.
#2 - Learn how to run comps so you know the value of the property better than anyone.
#3 - Have finances in order (i.e) is this going to be bought through conventional, cash, HML, etc. If so, they all have / bring it's own set of questions, guidelines to know about.
#4 - Have someone local that you trust, go over zoom and get to ask them question. They will be your BOG (boots on the ground) to be able to view the property.
I will say that I did buy my current primary residence abroad and it wasn't fairly complicated, I would just do some things differently than I had initially anticipated if that makes sense.

I am a power user for Zoho for a number of reasons including following:
Zoho CRM, truly the beast out there. It has a lot of features that I simply can't write down all together.
Zoho SalesIQ it integrates with your websites for real time chat support
Zoho Workdrive, this is a Google Drive alternative except Zoho gives you 5 TBs right of the bat! I use this and share with my team (i.e) drone photographers, VAs, reatlors, partners, etc.
Zoho Forms, I use this to collect info from leads, buyers, etc.
Zoho Desk, this is a ticketing where all inquires go to and since it integrates with Zoho Forms, it creates a ticket within Zoho Desk + New Lead within Zoho.
Zoho Cliq, similar to slack, I communicate with my team with this software.
Zoho Books, I am not using this as my partner uses it integrates nicely with CRM for book keeping and I could provide access to our CPA for Taxes.
Zoho Campaigns, this is to send out emails similar to Constant Contact. I also use the CRMs built in email to send out 8-10k emails spaced out through a couple of days.
Minor drawbacks, it needs a better phone support system, I use a VOIP.that connects with Zoho and could be better. It does have Power dialer and when leads come in, I know it's from that person that integrates with my CRM.

Drawbacks, it doesn't have a great SMS follow up sequence. This is why I also use REIReply/GHL, if I didn't have amazing automatons within Zoho and I needed another CRM. I would use GHL as a back up. I think the SMS automatons alone for GHL are worth the price of admission. I now have uploaded all my leads from Zoho to GHL for SMS follow ups and I still use Zoho for better CRM support.
Airtable is a great alternative as well, it just isn't a full blown CRM and the price is really cheap for just a solopreneur or small team.

@Jacob W. land market in FL is highly competitive. A few things to ask are the following:
1. How many neutral letters are you sending?
2. What is the ad copy look like? (This is as important if not more important than market)
3. How many contacts/leads are resulting from this?
4. What has been the conversion of those leads to signed opportunities?
Once you have figured out the first 2, the last questions will fall into place.

Chris, I work full time remote and specialize in land. I have multiple listings across different parts of Florida and I don't even live in FL.
A couple of caveats though:
*I've been doing this for 5+ years. Have a big database, sellers who look up my brand/appeal.
*I know the markets really well even better than some local agents.
*Have a USP right of the bat to convert leads
*Have a huge/constant flow of leads from investors, sellers, partners, etc.
If I was doing it for houses, I'd do the same thing, just work on the leads. I would then partner with someone local to take on the listing. It would lead to less conversions, just keep that in mind.

Yep, been doing it full time since 2018ish.
Where am I finding deals? Everywhere! I do SMS, cold call, mail, online, wholesalers, etc.

@Sam Epperson I am actually licensed in FL. So here is what I do:
1 - Get buyer criteria for what they are looking for (exact criteria)
2 - Go source that criteria using data provider
3 - Scrub the list and plan a marketing campaign around it (i.e) > Direct Mail > Cold Call > SMS > Online Ads > Social Media, etc
4 - Once I get inbound leads coming in. I actually close on most of my land deals; however, I do represent some local flippers in the areas so the strategy doesn't shift. I then do following:
5. Market > Mail > Lead > Analyze > Offer > Acquire > Sell > Rince/Repeat.
6. Bonus, since you are licensed a lot of folks don't want to sell at a discount. You could offer listing service for them. Remember to disclose, disclose, and disclose!
