Are you still full time? Most if not all land investors I have spoken with have gotten back to a J O B or have transitioned to something else.

Still, tons of great deals out there buying 4ish acres for 13k in TX, trying to secure a 16 acres in GA and more.

I do mostly land and I focus most of my attention on online leads; however, I am putting more and more focus on social media for lead generation. So think YouTube, Facebook, Instagram content, etc. 

Make this a priority, and then mix/match it with other strategies like mailers, SMS, cold calling, MLS listings, auctions, etc. 

Things are becoming more and more regulated so SMS, and cold calling might be gone in a few years. Heck, even mailers are being regulated.

Good luck with this strategy, maybe if you were looking at 1MIL+ listings, those agents maybe will put some legwork for you. Most if not all agents kinda just put you on the MLS feed and then forget about you. The great ones, will focus on buyers that are looking to buy retail. Some brokerages will have agents that focus and work with investors only and guess how many they have on those list...A LOT!

I would rather find a wholesaler that you could give your buying criteria to and either pay them a monthly retainer or if they are really good with partner with them give them your buy box and have them go to bat for you. I focus on helping tons of investors and just partner with them to go after MLS properties or we partner on marketing. I take small assignment fee, and it's a win-win.

Yes, tons of value. A full service listing agent will do EVERYTHING for you as a client and the property. A discount broker you'd have to fend for yourself and do all the things that you think are "easy" that an agent does.

My clients don't have to do anything besides sign purchase/sale agreements when a buyer or seller is secured. Sometimes, I may not get them the price the initially wanted and that is fine, I take care of handling all else though buyer B.S., showings, marketing, negotiations, etc. 

If I had the time/resources I would go discount brokerage though, just keep in mind that you are doing EVERYTHING.

I honestly think they did a good job, lol. Like the poster above mentioned, you may want to spend a bit on the repairs mentioned, or you could put in the description that seller will give credit of "X" amount to take care of them post closing or similar. 

Remove the virtual staging, get some drone shots as well probably cost an additional $300-400 so one could get an idea that it's a corner lot and it's spacious to entertain/park more vehicles. Spend a bit on the yard work as well, so maybe an additional $500-$800 to get it cleared. Also spend on a quick powerwash on the drive way anotther $100-$150 or so. 


The 3D walkthrough is nice!
