I have tried, and it doesn't work on a skip tracing capacity at least that was my experience a couple of months ago, the tech is growing so not sure now. You could probably find better luck on Fiverr to get you to skip trace those sites.

I've started from nothing, my family comes from a "small town" in the remote part of my country. We struggled during my teen years, and this affected me into my adult life meaning that I had to fend for myself. Which in turn created a fire that I haven't been able to let go. I worked my way to sales/own business and haven't looked back. I would say that having kids has only ignited the fire even more, however, one thing is important amongst all else mentioned here (i.e) living kids this, or create a trust fund for kids. I have personally seen and lost count on how many times I have been reached out by that kid who inherited a property cashing out just as quickly as the inheritance came.

The BEST THING one could do for there kids aside of leaving them well prepared for there future is JUST BEING there for them. Don't worry about leaving your rental portfolio, trust fund, 'X' amount in the bank, 401ks... Kids and event ADULT kids want you to be there for them. Listen to them, play with them, hug them, make them laugh, and amongst all else tell them that you LOVE THEM!

At the end nothing else that you leave your kids will matter if you don't enjoy those precious moments.

@Clint Jusino is spot on using Redfin. You may also use Xome.com. For Redfin to show comps you may need to login to view the past solds, if no sales data just discount a few % off the listing price since some markets are going for near retail anyway.

- Is it worth buying a course (seems like there are plenty out there) or should I just dive right in without one?

Answer: Yes and No. If you already come with the experience (i.e) r/e background experience, don't need one. Most courses will be the same as others, picke a county/state, scrub the mailer, and send out the mailer. Your all in cost for a course will probably be 1k entry + monthly cost. Use that money for marketing instead.

- Should I use my own capital up front or try to partner with an established land flipping business to fund the deals?

Answer: Best to use a funder, for the 1st couple of deals to get experience and get a 2nd opinon on pricing. Keep in mind that some funders come at a premium and in the land space this means 50% in equity to them. After a couple of deals and you get the hang of it, def use your own capital.

- Is it really possible to do this while working a 9-5, or is it something you need to go all in on and quit the 9-5 to pursue?

Answer: Yes, I did this while working full time. I am an accountability group with most folks who run this gig part time. Just treat it as a side hustle until you are ready to give it a go full time, or if you like your ft gig, just keep doing this on the side!

- Is there another way to make this business model work without sending out direct mailers that could cost tens of thousands of dollars each year?

Answer: Yes, you could start with FB ads, Google Ads, Cold calling, or calling FSBO's from Zillow or buying lots from auction. None of these require that much capital!

Luv it, if there is anyone I follow like a hawk is Mr. Jay Hinrichs, and this is a testament to all those out there saying that the market is dead, no leads, acquisitions, sales, etc.

There was about 10, 1 star reviews popped up at the same time on her website. She is a property manager, and none of the comments were true. Each comment was stating she has done all these illegal activities…. 

She’s been in business for 20+ years, and has never been sued or had a complaint filed against her.

I have a business different than REI and recently received an email from a company who are in the business of removing negative Google reviews. I have not used them personally but glad to share the info if you DM me. You can check them out. Hope it works for you.


Please send me there info as well. Thank you in advance, you never know when you really need it till you do!
