I use Rocketprint for my direct mail, fast, easy and cheap. Just send them the list, upload or provide them design. They take care of the rest. For anything custom or under 500 units, I use Click2Mail. I do a TON of follow ups to my database via click2mail. For something more personal/lead you are trying to close, i practive my cursive and send a nice personal letter.

Try Agcredit or similar for your area, local banks, credit unions, etc. You can always look at new contruction loans. I do think in my opinon most will require at least 20% down though. However, I would shop around.

Hey Eric, been doing land flips for 5 years now. I do a bit of everything, I buy (close with own funds or partners) and resell at a discount. Things are taking a bit longer to sell especially with the way the market is. The most important thing is to build a great buyers list, offer creative financing on the back end, or buy the land at a great price that you could still resale at a discounted price to the end buyer.

Btw, I don't add any value to the land (i.e) improvements, or anything similar. If the land requires for improvements then I'll do it. I do spend some time on the marketing side and create AMAZING presentations when selling the land. I just bought a land and listed it with a realtor, she only put a sat image of the land. Keep in mind that the land has water front view, so I had my team create a beautiful image enhancing to showcase the land and more.

Others have mentioned some courses and channels to join, and I would advice to look into those.

In the land space you could do it so many ways:
- Land flips (st8 cash sales)

- Terms/Notes - Buy land and offer owner financing to the buyers. Great for cash flow

- Subdivides - Buying large tracts often times 10+ acres and subdiving them into smaller parcels.

-Entitlements - Adding or taking the land to a point where its' ready to build for developer.

-Infill lots - Selling land in more urban spaces.

- Building on the land - This has so many ways to about it, that it can get really fascinating. I think this is my fav part of whole land buying process.

- Buy/Hold - Buying land for long term. Land is so cheap that if you do end up buying a large tract taxes are really cheap and you could build your own portfolio of land in areas you desire.

- Double closings/Assignments - As the land market is getting saturated with other investors. More and more folks are doing this similar to the house folks. I personally don't like this strategy as I am getting more calls from sellers who have been done wrong. One thing I heard often in Bigger Pockets when I first started my R/E journey is that there is more money going around than deals. This is SO TRUE in the land space and many other r/e spaces for that matter.

I sell land with this types of zoning all the time Laura and have actually looked into a bit. The most important thing is to contact planning and zoning. I think your acreage range is very doable since it'll fall within the non restrictions category for the most part. I have a land in WV that I was looking to do something like this and they only allowed manufactured homes due to the HOA covenants.

There are two issues with dealing with land in TN

#1 is the soil, will it perk for septic. This could be resolved by getting a perk test / soil test.

#2 is the slope. Parts of TN are very mountainous and it could make putting a tiny home a bit challenging  def doable though. I use Land.ID to look at slope and have someone walk it to get a clearer picture for this.

I saw the listing link provided by the user above and this is a great fit for a tiny home, however, some folks aren't used to driving on gravel/dirt road so something to think about.

All in all, this is a great idea and something to dig into for sure!

Has anyone bought tax liens in NC, is it recommended? How long does one  have to wait in order to sell the tax certificate? Does one need to do a
quiet title before selling? In other words, once I win the tax deed  sale, I could sell it immediately, correct? Also, does one need to run
quiet title post closing as to try to sell it afterwards or no? Are bids online or in person?

Is it recommended to buy owner occupied or no?

You could try to give someone power of attorney while abroad to sign for you on your behalf for HML. Make sure the POA is only limited to that transaction.

*Not an attorney, so do please seeek legal council on this.

So sorry you are going through this. Be very careful of any of the land programs out there, and as others have mentioned more are popping up very frequently.
