@Jack Schwartz, I wouldn't do anything to make it more enticing to sell on this. However, look into the utility easement and find out how much of it is on your land. I sell land like this all day everyday, and will just keep it as is. If you want to cut the grass, totally up to you but that wouldn't deter buyers as much as the electrical easement I see on the pictures.

I've done both ways you have mentioned and even offered a discount on the sale side with a "buy As Is you handle the junk post-closing." Tbh, I would rather sell the land cleare of any junk. You'll get much better attractions and could possible make a bit more. Buyer wills also beat you down on the price when they see any debris/junk on the land. Also, get quotes/bids as this could get costly to get junk removals especially if you have rubber/metal.

Some states like SC, ID, and maybe others I'm missing are non-solicitation states; However, I know some investors who still send letters. I haven't heard anything from IL.

I would just use a biz phone #, virtual mailbox, etc.

I use it a ton, I actually use Copy.AI, they are all same thing though (if you are an AI wizard, my apologies.) The best thing to do is to put more personal touch and put information you know of the listing and let the AI do it's search. If you follow or see a listing that you like, make sure to put "Write listing using so-and-so (insert link) tone."

I use it for email blast, text blast, Google Ads, FB ads, etc.

**** BONUS *** If you have an idea of what you'd like to put for training manual, it's a game changer. I though it would take me 5+ months to put a training manual for my VA's and with AI it take me about 5 minutes or less!

Prefer to tell them to buy lots 3+/- acres, and stay with non restricted land or if it has an HOA. Make sure it has excellent attributes and close to all utilities. I like the areas mentioned from your clients and will lean more to GA; however, a lot of good land in IL.

I am trying to reply with an asnwer and it goes blank; If still blank below send me a PM to provide links/resources.

I use city data forum and do a zip code search. Do the same with Reddit.
I then do a quick hot pad search to determine rents and school ratings.
I follow all this up with LexisNexis
Follow up with doing joining some FB groups, doing a news search on Google.

I have other links that I use and I am not sure if they will be allowed per BP rules. If anything, send a PM and I could share all inks mentioend above.

I am a full time land investor and been doing it for 5+ years. Here is my take.

If you are good with being persistent, this will be key in your future success with land or any other real estate venture for that matter. Be persistent with mail and try sending out volumes of mail every month and you could start with 1k and move slowly to 5k mailers.The mailer rate in the land space is getting saturated, so you may hit mailers of 5k and not get a single deal. Then you have to do another mailer and do another 5k. The model works, and it's all about consistency at the end.

Focus on the city nearest you or that you have lived/visited in the past. If you have boots on the ground in that city even better. I like all the ones you have mentioned and some are more competitive than others, cheers!
