Hey Justin, this is up my alley, I buy/sell land in Florida and throughout the U.S. I am currently expanding to doing subdivides, land splits, and doing a few infill lot sales. My main focuses has been just flipping them; however, I'd luv to connect with a developer or two to really take it to next level. I personally don't like wordpress sites since they attract a lot of spam. That being said, they do the best in SEO. If you get a carrot site and hire someone from Fiverr you should get ranked pretty quickly. Just make sure it's something local to get better rankings. I do.think that nowadays whoever you hire as an SEO consultant needs to know how to get your ranked for AI as well since the search is giving it priority ranking.

@Racheli Ta yes, one could do SMS, cold calling, etc. As of right now, a lot of land investors are moving to lower cost marketing like cold calling instead of mailers.

You could try getting a personal loan, they are a bit more flex with income and could give you some starting room. Start with a local credit union and see what they say?

Yes, they work well and I use it for my land listings. For FB, you could use marketplace + boost. For FB, I highly suggest posting the listing in groups as there will be more activity for it. For Google, I highly suggest as an image ad and boost it locally to county, or major metro area. I don't think they allow or zip codes. I would highly, highly recommend if you haven't done so a YouTube walk through, this is far better reach and you could use it for shorts to post on your other media platforms. I haven't used insta, and will play with it in next couple of months.

Social media is powerful if done right!

I use Zoho One, I always recommend it because it's unheard of. You get many things for $45 bucks, including following:

Zoho CRM. This is the core, great CRM and very easy to use.

Zoho Sign. Every time I need to send purchase agreements. Zoho CRM has a nice merge and It automatically sends attaches the form to send via Zoho sign. A lead wnats a contract, and once all fields are inputted, they could get it within 1 minute, FAST to get the agreement signed.

Zoho Desk. This is ticketing software that works alongside CRM, use it for inbound inquiries from sellers, buyers, etc.

Zoho Drive. You get 5TB of data, use it for your CRM, and then share amongst your outside vendors (i.e) VA, photographers, partners, etc. I use a custom field and it attaches a link to each deal module. I then share the link to the vendors mentioned above.

Zoho Campaigns. Use it in conjunction with CRM for drips, follow up sequence, etc or to send email blast. You could send email blast within CRM as well.

Zoho Cliq: Same is slack, I see many teams communicate using Slack, discrod, teams, Google, etc. I communicate with my team of 3 using Cliq. It works really well, and I could send attachemtns, etc same exact thing as slack.

Zoho Meeting. If a client once to jump on a zoom meeting, I use Zoho meeeting, same exact thing. I just don't have to pay all that.

Zoho Books. You could integrate with Zoho CRM, and it'll work very well especially for invoicing or sending estimates, etc. We use it for our personal + biz banking. It has great integrations with a lot of major banks. Bonus, don't have to pay additional if you have Zoho One. I do pay an additional fee to run it through my personal bank.

Bonus.

Zoho forms, use it for your site or to collect leads info on social media platforms.

Zoho SalesIQ. A chat platform that could easily integrate with any of your sites. All my sites have this and I get to chate with my leads from within and then push the lead to CRM.

Zoho Mail. Will be integrating this instead of using Gmail.

Zoho Social. Still experimenting with this for posting thigns on my social media, similar to hootsuite.

Ever since BP started someone always posts crash this, crash that, crash this year. The only thing crashing are the ones not getting involved in this market, a lot of money to be made! Adjust strategies, be the best at it, and move on. Should a "Crash" does happen, just adjust again until you figure out what is working and move on, adjust, etc. If one follows the news, there is crash almost every month, if one follows the money, there is money in every month!
