Thanks Roy, I guess I could bring in a few more bucks doing weekly but don't think its the kind of tenant I'm looking for. Do people sign 1 year leases an collect rent weekly?

I have a property that rents for $1,000/m and for some reason everything its marketed for rent I get calls from people asking how much it is per week?
I always reply "it's $1,000/m" they say "I see that but how much per week"?
Are they looking for a different number or asking me to do the math for them???

I'd recommend investing as you continue to pay off your debt, don't wait to invest! You can use the cash flow from your future rental to pay off the student loan.

Are you looking to buy and hold? If so be mindful of the HOA dues on townhouses which can eat up your return. My first rental was a townhouse, and I still have it. I used a cash advance from a credit card to buy it. Not necessarily recommending that but it worked for me at that time.
With limited funds flipping or wholesaling can help you build up some cash to invest with. Have you considered a partner or a private loan from a relative or friend? Maybe hard money?
A HELOC can certainly help u get started, mist banks will give you up to 80% LTV but some may go a little higher. Shop it around.
I've been looking in the Tampa Bay Area. There are defiantly opportunities to invest in lower priced properties there.
