Yeah, 8% is going to be hard to find. But with this economy, you never know. Probably should plan on more though.

I agree with Jon (gosh I say that a lot). Do your homework, learn your area. Buy an income property that will pay for itself and give you a little net income. Don't buy a lot that is only going to cost you money until it appreciates.

It looks like you use the floor tile for your kitchen countertop? If you don't mind me asking, how much it cost to build the kitchen cabinets?

Yes, the epoxy you buy at lowes will not work. This procedure that our PermaBrite provider uses actually acid "etches" the surface before applying the porcelein impregnated coating. This makes it bond better to the surface.
As for the cabinets, we luckiliy have one of our hourly workers that is also a trim carpenter (tought times). He builds thes for us on an hourly basis. If my numers are correct, I have about $400+/- in the completed kitchen cabinets.

Make an offer, get them playing ball. Once you take their tempature, you can get an idea as to how low they will go.
