Welcome to the site, great folks here. Man, Idaho to Lousianna. Taters to gumbo! That is stretching out your portfolio for sure. What area of LA?

I've put in five of those pedestal bathroom sinks and love 'em cause they're easy and look good.

Yeah, that is our "go to" on small bathrooms. I even used it in one of my own houses in an upstairs bathroom that had knee walls, needed the extra room.

We use a company called Perma Brite, great comapny, great product. Very durable. I paid $600 for the entire bathroom, tub, tile surround, everything.

I read your post and seen the pictures and I was going to buy you a plane ticket to Florida to rehab my homes....lol.

Again, it was $2500 to add the extra bathroom. The total job was $18k but thanks for the compliment.

ditto in Michigan for $2500.00.. It looks good.

Well first, thanks for the compliment and Yes, I can come to Florida anytime!

Yes, we could have painted them but there was some water damage under the cabinets that was fairly extensive. I could have "scabbed" some MDF under there and covered it up but I wanted to see what else was there. Luckily it was contained in the cabinets.
Also I have a trim guy that built those onsite for about half of what I could have bought them at Home Depot.
We try to take our houses back to a better conditon than most so we spend a little more on them sometimes than most.

Oh no, just added the bathroom for $2500. Final numbers for rehab look like around $18,000.

Most of these houses all start to look alike but every once in a while one stands out. This one has turned out to be a jewel. We added an extra bathroom to make it a 3/2 instead of 3/1. Helped on renting it and added about 5K in value for about $2500 in cost.

We probably had 300 phone calls on it when we put the For Rent sign in the yard. Here are some Before and Afters. Opinions appreciated.
Before- Exterior

After Exterior- It was cloudy, will get a better pic soon.

Kitchen Before

After- Totally gutted and built new Cabinets

Living Room- Before

Living Room- After (Notice the closet door is gone)

Bath1- Before

Bath1- After

Master Bedroom (Note the two closets)

Master Bedroom- After (removed the two closets in Master and broom closet from living room to make master bathroom)

New Master Bath

When you choose to follow someone, does it message them and offer them the option to follow you?
