Wow, there is a lot missing here. Fortunetly there is a wealth of info here. Give us some more to go on. What is your end use? This will be the most important thing to start seeing if the numbers are right.

I agree with JIm, multiple bathrooms is a plus no matter if your end use is retail or rent. Keep it a 1.5 if you can.

I begin to market mine as soon as I close on them. But also, most of my buyers are out of state and are a couple of weeks away from viewing the product so I normally have hem finished by then.

Very good points Curt. This is actually what I wanted to do my first blog on, comparing apples to apples.
We get outsold everyday by less than honest sellers who don't give the buyer all the facts.

I bought a VA foreclosed hom elast week but used cash to buy so I am not sure about the 4 rule.
However, I will say they are just like any other gov't agency. Hard to deal with. Even with me paying with cash, it still took about 2 weeks longer to close than normal.

I agree with the popular mindset, get a new realtor. In most markets you can find someone who is a REO specialist an understnad they are going to be throwing out lowballs.
I'm glad my realtor isn't like that as most of my bids are 50% or lower than asking!

20% down? Why not do a rate and term refi? If you bought them on a HELOC, you should be on title and there shouldn't be a seasoning issue for Rate and Term.
As for the rate, that is about what I am hearing around my neck of the woods.

Not sure about the other programs as we have only used one, propertyware. So far we are happy with it. Of course we are managing 150 units so this system may be overkill if you are only managing your own stuff.
I will tell you this, don't spend $5,000 having someone design a from the ground management system! That is another story!
