I wanted to keep it broad but here is my situation for more specific help if anyone has it.

I don't have income history for funding, but I have a personal connection who I think would help me get it. I've been trying to meet with him and another connection who is a realtor to get two of the core four team members. Next is the PM and the contractor and I have my eyes on a good PM who can manage rehabs. 

I don't know if I should ask for funding before I have a deal in mind because I wouldn't be sure how to approach that offer, but I feel like if I find a deal, then ask for funding, the opportunity might not be around long enough to take it. 

I am, however, comfortable with meeting with the realtor before finding a deal because he and I are friends and it's part of his job to bring listings to clients.

I'm new, hello! Thanks in advance for any help :)

If I don't have an established team yet, should I try to get that team by bringing them an attractive deal? Or should I get the team first to help me find the deal? Other paths to take?

I've been looking through the forums and podcasts and I'm having trouble understanding if there's a right or wrong way to do this. My guess is that 'it depends,' so I figured a forum with different perspectives and scenarios would help out my fellow Newbies and I.

Wow! I had just asked about Sacramento because I had been told it was a bad idea to invest there when I got a keyword notification and saw your post. Great info, I'll have to look into it more.

I am new to real estate and am midway between San Francisco Bay Area and the Sacramento area. I have been analyzing deals in Sacramento and Davis but I have been told that it is difficult to get tenants in Sacramento so I thought I would check out the Davis area because of the college. Any investors in the area have an opinion?

I plan on growing my knowledge about surrounding areas but I figured it wouldn't hurt to ask too.

Hello, I'm afraid I don't quite fit your criteria as I have little experience and capital, but I am fully committed to this path and have a great work ethic. If I could take any part in this endeavor, I know my contributions will grow significantly, I just need a place to start. 

Currently working hard from all angles on getting a partner and searching for deals. Keep me posted.

I am new to real estate and want to purchase a buy and hold rental property. I have good savings but am not eligible for a mortgage yet. I am looking for a partner who would like to work with me to make a deal happen. I have time on my hands so looking for properties and eventually managing them will be my contributions. I have great communications skills so you will be well-informed and updated. 

Also currently in the process of getting my real estate license, but more interested in investment properties.
