Welcome @Jessica Gartzke. Milwaukee has a monthly Bigger Pockets meetup the last Saturday of each month, I'm not sure if there is also one in Madison but it might be worth looking into!

The building I purchased had a garage, and every tenant I interviewed asked about garage space. I'd say it's not a necessity but in WI you are definitely able to add more rental income if you have a garage. Based on my area I add 65$ per garage spot.

@Drew Millard Welcome!

Not a lawyer, but I believe the plan of getting "owner occupied" financing for a building, and then not inhabiting that building is what is mortgage fraud.

I am doing a similar situation and I have not found anything set in stone that says 'one year minimum' but it sounds like that time frame is generally accepted.

I found talking to my banker about these things extremely beneficial.
