In terms of the live in requirements I am doing an Fha loan which also has that (I've never heard of WHEDA) what I've heard is its typically a one year requirement. Most banks will give out near 4 conventional loans before the requirements start getting tough.

@Robert Taylor a long read but I will definitely take your advice to heart. I was planning on signing up for the city course first and supplementing with the other landlord course. Great advice all around in this thread!

Hey BP,

I will be a new landlord in Milwaukee, Wisconsin soon and I am wondering if there are any specific readings for the state I should look into. 

I have already looked into "The Wisconsin Way" and Wisconsin statutes regarding landlords/tenants. Is there anything else Wisconsin specific I should read?

@Dave Carpenter I have my mother to thank for that photo. 

I was originally looking at properties in the lower east side, riverwest, and UWM area but I couldn't find anything that made sense from a numbers perspective. I broadened my search and found some better properties in Waukesha, Bay View, and other cities just outside Milwaukee.

I am looking to get into Multifamily to start. My first deal is likely going to be FHA loan, and I'm hoping to go bigger than 4 units once I get a foothold.
