Very much interested in connecting with local people in the area and pick some brains! I am a CPA here in town so am very comfortable with numbers.
Been doing some independent research and very interested in testing out the BRRRR strategy. Maybe not so much in my local market since it is crazy in this area but would love to make it work if I could.
Any tips for a newbie would be appreciated!

My wife's brother is planning on attending college in the fall and will be about 250 miles away. Same state but just the other side of it. I am definitely new to real estate investing but would love to get some advice on this situation. My thought is that my wife and I could purchase a place (more than likely implement the BRRRR strategy) and rent to our future college grad.
I know renting to family is usually a no no but he is a good kid and my in-laws would absolutely step in if he somehow skipped out on payments or whatever issues came up.
Does anyone have any experience or general advice. I am not super familiar with the area but I know a bit. I was thinking a perfect scenario would be to try to BRRRR a local property close to the campus and then rent out all of the rooms with one of them being to the sibling-in-law.
Any advice is greatly appreciated.
