Definitely house hack. I paid off student loans too quickly and regret not having that cash handy for investments.

Matt, I'm a fellow new investor right down the road from you. At your age, my plan was similar to yours and even had a pending offer on a house hack in Bristol, but backed out. Don't make the same mistake. I will keep my eyes open for a house hack opportunity. Feel free to PM me.

Bill, appreciate the tip to use flexibility of closing date. I already tried to negotiate seller financing but the seller wasn't interested.

I am about to make an offer on a property and the seller plans to 1031. Am I better off making a higher offer with a sellers credit due to buyer at closing to get to my net? Does this help with the sellers 1031 basis?
Any other attributes to consider to improve my offer to this type of seller?

So my thinking is to acquire less units, but to increase that cash flow at year 5 with a paid off mortgage. So maybe I would only need 8-12 units owned outright vice the 35 with leverage to achieve similar cash flow. I realize I also sacrifice cash on cash returns in the short run with this approach.
Appreciate the input to help fine tune my strategy.

Pursuing a buy and hold strategy of small multis in Rhode Island and SE Massachusetts with a goal of generating $40k annual cash flow in 3-5 years which would get us to our goal of financial independence. I am considering directing all cash flow generated and additional savings from W2 income to accelerate pay down of mortgages to achieve that goal. Looking for thoughts on that conservative approach.
Have good credit, w2 income, cash and heloc ready to go. Just hunting for a deal to get started.

What have been investors average monthly costs for water, sewer, and insurance. Include your property specs- units and beds.

Curious what your individual criteria is for a good deal.
I feel I miss good moneymakers at times for being too conservative. I am looking in Rhode Island and Fall River. There are cash flow opportunities.
