@Josh Benitez
I'm not sure about Palm Beach but Broward county is very hard to find a property using the 2% rule unless you want to own in bad neighborhoods. I think your purchase is dependent on what you need as far as cash flow every month. Some investors are just looking for tax shelters and will pay more for a property and receive less cash flow. You need to decide what you want in cash flow from a property and work the numbers.

Don't let your nerves stop you from moving on with your dream. Fears hold everyone back at some point. It sounds like you've done your research. So make the leap and you will look back and laugh at this down the road. If you need some advice on rentals message me. I'm in Fort Lauderdale and own rental property there.

I'm interested in the multi-family properties you have in Fort Lauderdale and surrounding cities. I own multi-families in Fort Lauderdale now and am looking to add more. Please email me at [email protected].

Just appraised a rental property for me last Thursday in Ft. Lauderdale. Very professional and showed up right on time. He came highly recommended to me from a good friend. I will use him from now on.

I am going through the same process right now for a duplex I own in Fortt Lauderdale. I've received several quotes for impact windows and the accordion shutters. I'm going with the accordions because they're half the price of impact windows. I also work for a local fire department, so if we are under a hurricane watch I will be on duty so I won't be able to go over to the property. The accordions are easy to use so I can always send a friend or family over to make sure the property is secured. Like Jeff said you can get a discount on your Homeowners Insurance also. My discount will save me around $80 dollars a month on insurance.
