@Austin Richey I own a duplex in Ft Lauderdale that I house hacked.  If you need some advice let me know.  I think your price range is a little low.  Most MF's in those areas are in the 300-400k range.  There are very few MF's in Davie, Plantation, and P. Pines.  Hollywood, Dania, Fort Lauderdale, and  Pompano might be your best bet.

You had mentioned that you use this strategy in MF's. I completely understand why you would do it for a flip. But in a MF that isn't in a higher end neighborhood it seems to be a little over kill. Just my opinion.

@David O. What was the cost to refinish the bathroom?  I'm also curious why you would use a half glass fixed door rather then just using a simple shower rod?  Thanks for your time.

@Paula Poblete the better neighborhoods are usually east along with higher rents.  You live by Lyons so are you in Coconut Creek?

@Paula Poblete congrats on getting your credit score higher, paying down your debt and saving money at the same time. These are all great accomplishments! I think house hacking a MF would be great for you. You can do an FHA loan with 3.5% down. Just don't forget closing costs. You can also use 75% of the rents to qualify for a loan when you're buying MF's. Also Pompano has a lot of MF's just make sure you try to stay as far east as you can.  @Eric Russell Congrats on the soon to be engagement.  South Florida is a very hot market. Your girlfriend got excepted into NSU which is in Davie.  You're not going to find anything in the price range of $100k-$150k in a good neighborhood.  You would have to come up to at least the low to mid $200's to find a good townhouse or condo in the area.  I just helped a friend buy a 3/2 townhouse in Davie and his all in monthly expenses are $1,750. You can't even rent in that community for that price.  He paid $235k for it.  You just need to figure out what the monthly budget is and that will dictate weather or not you should buy something in the area or just let her rent for two years.
