@Jeffrey Wagner welcome to the BP community.  I would definitely keep your day job while investing part time.  I'm sure like most of us you have bills to pay every month.  You also look better on paper to potential lenders when you are ready to buy.  Since you like "buy and hold" read about "house hacking" is has worked very well for me.

@Manuel Naranjo the multifamily market in south Florida is very pricey and competitive.  Your best bet is to try to find a deal off market.  I picked up a nice duplex in Fort Lauderdale November of 2015 for a great deal off market.

@Nicholas Moffett I just did the same scenario last year.  I bought a duplex with 5% down.  I kept my cash in the bank.  After I closed on the property and remodeled the kitchens and did some landscaping I was abled to refi the property because I had 20% equity and got rid of the pmi.  I believe you can refi after 6 months.  As far as the homesteading goes.  You will not get 100% of the exception because you only live in a part of the property and not the whole thing.  I received 50% homestead exception because it was a duplex and I lived in one side.  Check with the property appraiser in your county.
