Nice work! I househacked a SF in St. Paul for a few years renting rooms. Worked out very well, SF opportunities are often overlooked. Looking for an extra few hundred a month? Throw one of the rooms on Airbnb if you have the time, that was a game changer for me.

@Daniel Owens smart to check before blindly agreeing, but this is all standard. Read down the contract a bit, the seller's contribution (standard is 2.5-2.7% for smaller investments) will reduce your obligation to pay.

nextdoor.com is great for this. Team up with neighbors to get a group rate, and hire someone in your neighborhood. Best way I've found to keep costs down.

@Emily Christiansen - is the property a duplex? I do a fair amount of MF sales in St. Paul and own rentals in the area. I personally like rental units that are surrounded by single family homes. I'd much rather invest in the only duplex in the neighborhood as opposed to buying a duplex surrounded by other rental properties. I'm not sure if I completely understand the question, but there is a market for larger (3+ bed) properties, much less competition. I read a study that showed St. Paul rents dropping slightly for 1 beds and studios, while increasing for 2+ bedroom units. This is probably a short term trend, but worth noting. A nice 4/3 highland rental would also make an excellent Airbnb!
