Most new investor buyers enter the market with an open mind, only to set concrete goals after a few showings and market analysis. 2-12 units in a big spread. I'm still buying in St Paul, but plenty on these forums will tell you to avoid MSP proper.

@Jesse Collins - I've househacked a SF in St Paul and did pretty well, never spent a dime on living expenses. The problem with the SF househack is the long-term; many sf in our market won't cashflow post-househack. I would also be surprised if you're completely priced out of the MF market, many buyers preapproved for ~200k can afford a 400k duplex if rents are high enough.
