I will suggest to by a duplex or a fourplex which is you can buy with  low down payment. You can live in one of the units and rent the rest which will pay for your mortgage. You will only need to put down 3.5 percent plus closing cost

I watched the podcast on Brandon Tunner saying his best investments are in the hood. I also think if you get the right property manager that understand and have history of the neighborhood
