Hello Kolton, I live in California and I will tell you its expensive. You will be better getting off the market deals. I am not saying is not possible but its challenging. What part of California are you looking to invest?

Also for due diligence, I will include home inspectors that specialize in mobile home and appraisal if the property in under value. You are putting this contingency to protect your down payment and deposit

There are BP members who are properties managers who can do better than that. I will say get different quotes from different companies.

It depends on what you want them to do. If its just pictures it can range from $75 and up I will say reach out to them you should get competitive prices
Hello Rodney I want to commend you on your transparency. I personally will get a multi unit family especially the one that I can add value to it and its off the market. The people you need to hire are called field inspectors, They normally work with RE and mortgage companies

I will suggest to connect with REI meeting in Montgomery AL. We have a couple of BP members in your area. Before you invest in anything please educate yourself about REI there is a lot of podcast about REI such as Brandon Tunner and David Greene on BP. You will do great just educate yourself

Liu Gaby, I can relate to you I live in San Bernardino county and the prices are going up. In regards to buying SF or Multi Unit depends on the deal that is presented to you. Have you check BP real estate listing. They have a lot of SF, Multi unit property investment. If you get a multi unit you will have to pay 20 to 25 percent down. Which means $100,000 to $125000 dollars down. But you will have a better tax credit and opportunity to add value. It just depends where you find the deal and if it makes sense. BP Brandon Tunner and David Greene have podcast and youtube videos you can watch to educate you better.
