I will suggest to use it as a last resort if you cant find an investor to borrow money such REI group in our area.

Hello make sure you have the county building code change it to six units or else it will still be considered 4 units.

Hello Salvatore, are the sellers willing for you to finance the down payment to let the deal do through? What about a private lender if the numbers is right and has equity you can refinance it and have an exit strategy

Hello Gershom, I agree with you NYC is expensive, so is where I live here in California. Have you attended Real estate investment meetings in your area in NY. I think that will be a great start to meet people that you can create relationship and present a deal with people you trust. If you plan to move to Georgia assume everyone is on board. You can purchase up to a four unit with a FHA loan with 3.5% down as far as you live in one of the unit. You have a very good credit score and a stable income.

Hello Jonathan, that is a nice church building. There are churches who are looking to expand there sanctuary. Also kindergarten schools. I will mail it to churches and pastors around the area. If this church is in CA I will definitely present it to pastors friends I know because they are looking for a bigger sanctuary.

Hello Travis congrats on starting out. I will advise you to get educated first to know what kind of REI you and your fiancée want to do. Also there are BP people who are in your area that have REI meetup. There you will be able to meet investors you can start having relationships with. Why cant you start with wholesaling first to help you get some income? That is what I will do but don't let it stop you from starting out.
Hello Terence, have you think of having the seller finance the down payment? Also have you reached out to BP investors in your area who can help you with the down payment ? Also if you don't mind me asking, what is wrong with getting personal lines of credit if you have a good exit plan such as refinancing the property after a year of purchase
