Normally you want to find properties that don't have HOA. But I know of a good company call PadSplit. It's like student living but without students, they require a certain home layout to become a host. I completely understand where you are coming from. I recently left my corporate job to become a full-time investor agent. You have to put in the work and find the little time you do have to educate yourself, by listening to a podcast or join meets-ups in your area to start networking with others. Or change your day-to-day routine to become more efficient. I wish you the best on your journey.

My first question to you would be, is your realtor friend a realtor investor? If not, I would highly recommend you find a realtor that works with investors. They would know about the market in your area and provide you with rental and sale comps for your desired property.

After prescreening a tenant, some landlords like to build their rapport with potential tenants via phone. Always trust your gut.

Save yourself the headache and find other tenants. You have no proof of their payment history and or credit score for the matter. High-risk tenants in my opinion.

Congratulations on taking action! A local realtor would be your best option. Realtors have access to the MLS and have experience in putting a property on the market for sale/rent. I help my clients all the time with this. Good luck!
