I think that is a great idea, especially if it is free. Everyone starts somewhere. The fact that you are willing to do something without any experience says a lot.

I agree with @Ryan Howell, I would focus on getting your first deal to provide insight into the problems you might face, and the time that goes into the investment strategy you will pursue.

You can still generate wealth without a license. You just need a great agent/team that will be your catalyst to your journey. In the meantime, I will leave an article from BP explaining the pros and cons of getting your real estate license.

Ceiling fans add a nice touch to the home and have become common, especially if the surrounding homes have ceiling fans. I would focus on things like:

  1. 1.Fresh Paint (Neutral Tone)
  2. 2.Install Hardwood Floors
  3. 3.Updating the Kitchen
  4. 4.Bathroom Upgrade

Going to real estate events in your area and networking with people is your best option. You will find great value in learning from vets, and they would be able to connect you with the right people. Good luck!

Post: Inheriting new tenants, last landlord didn’t stick to lease

The tenant is clearly in violation if he/she has gone 3 months from cutting the grass. I always advise my client to be as detailed in the lease to avoid the least amount of friction with tenants. Good luck!

Look for an agent in the area as they can help you navigate the market. Also, distinguish whether you want active or passive income, as some members mentioned, as it will help narrow down your investment strategy. Best of luck!
