I am not familiar with the market, but I would interview a couple of contractors for an estimate on the 4-plex. Then, I would add the cost of the land to see if it is worth it. Good Luck!

I am documenting everything, and almost all of their communication is in writing and I did get a police escort today. So far they have not missed any payments but I am hoping I can get an eviction on nuisance/harassment/quiet enjoyment grounds.

I will be attending the BiggerPockets Conference (BPCon) in New Orleans from October 3rd to 5th, 2021.
