I would join meetups and Facebook groups. You'll get to network with people that are having success with their contractors. Always ask for a quick interview and to see their portfolio.

I think the places you are looking to invest in are great. I would also add Houston, TX, Dallas, TX, and Tampa, Fl.

I agree with @Cara Lonsdale check and see what the state allows as this can be your way out from accepting. A lot can happen in 12 months. The landlord should have control of the property, not the other way around.

I've been very fortunate from the support and knowledge gained here in BP. When receiving advice, always remember that what may have worked for others may not work for you, allowing me to do my due diligence on a specific matter. BP is a great community in my opinion.

Yes, a house costs more than a condo, but people are always looking for privacy, which you can't fully get in a condo. As well as something different, you would be marketing an experience most people dream of. The capacity to change a house is greater, and it's easier to sell in the long run.

They both check all qualifications, but I would pick tenant number 2. You would avoid vacancy and has no pets, which that is hard to find. Pets can cause damage to a property, and it's preferable to avoid them at all cause.

I agree with @Tracy Mandell and others. There are so many other ways to get paid, and sending it via mail will take long and potentially get lost.
