Good luck, busy market with lots of transactions. MLS is pretty sparse and when there is a deal about ten same day offers chase it. Richmond is a pretty big place, with some of the hottest areas right now block by block gentrification. Definitely need to drive these areas to get a better feel for them

 Well to be fair, it's a seller's market in a vast majority of places. Got to be more creative to find the deals

Area in general I'd love to hear about it.  Thanks!

For all things real estate law in Richmond related I recommend @Sean Tluchak

But mostly likely if they actually moved out, they abondaned the unit, and it's just time to put new tenants in the unit and be happy they didn't destroy it

To all the appreciation oriented investors, how do you explain your mediocre DSCR to your local small bank when you attempt to get a loan (I've been meaning to make my own thread asking about this but I'll just leave it here for now).

Sure 1-4 units just goes off a residential appraisal... which I do find kind of silly for the 2-4 units. But even those they are looking at the numbers for commercial/small biz (not personal) mortgages.

I too have been following the "appreciation" is a bonus bigger pockets trend, though with my 5 and up units I certainly focus on forced appreciation, primarily by just raising rents. 

I haven't been able to really justify buying anything in my local market of Richmond (Virginia - not the west coast one), even though personally I've had a great increase in value on my personal residence. But from an investment standpoint it's hard to justify (including justifying to my clients that are interested in buying them) buying the 5 cap nice duplexes in the nice areas that have gone up in value lately but will not cash flow

I track IRR too, but it's just tricky plugging in anticipated appreciation that I'm not forcing myself

You can charge massive security deposits.

The UVA market is competitive to get into- but for good reason. It is a large population of students who haven't learned what to expect for rent prices, but know their parents will cover it. Yes, I'm generalizing a lot, but I know many students who are paying over 1,000$ EACH for a 3 bedroom apartment.

If you decide to invest in the area, let me know and I'll put you in contact with investors in the area.

 That is quite the per person rate! VCU area down in Richmond seems closer to $600 for multi bedroom properties per person

 Hi Naveen,

Charlottesville is going to be more similar to northern Virginia then the surrounding area. Richmond on paper has more cash flow opportunities then northern Virginia, but still rather limited other then less unpleasant areas. I've actually noticed a considerably greater % of multis with respect to population going up on the charlottesville MLS then the richmond area MLS which I find rather interesting. Maybe charlottesville is hitting more of a peak while Richmond stays white hot and rapidly gentrifying?

Either way, tons of competition for deals, like most areas of the country lots more buyers then sellers
