 I have not but I have seen news stories report costs for affordable housing. Keep in mind, you generally have to use prevailing wages which brings costs up quite a bit too.

Do you currently own a home you are living in? If not, have you looked into/considered house hacking?

As far as investment property goes, I prefer markets that have a proven track record of appreciation because that's ultimately where the money is.

Do you live near Leavenworth? Do you self manage the property?

Convenience is an important factor to me.  So I like to invest close to home or in an area that I'm very familiar with. That's something to consider for your next property.

If you're planning on selling, I would look into increasing some of the rents. It would be very hard for a buyer to cash flow with current interest rates and lower rents.

Congratulations on starting early. I would recommend starting with a real estate license. That's how I started at 19.  It's a good avenue to learn real estate.  

For fix and flips, do you have capital to invest or construction skills? If so, you could explore that in parallel.
