I use Liberty Mutual (Peter Harris). He is very responsive with aggressive rates and good coverage. They do creep up each year, but it will take a lot of time for them to catch up to other’s rates.

 I am looking for an insured roofer to fix some of the recent damage and a couple of roofs. Would be great if they also did gutters ... any recommendations?

I know there have been other threads along the way regarding the use of online legal sites for entity creation. It seems that mostly lawyers (who will not make $$) are against the idea. The requirements for LLC creation in NYS are fairly straightforward, and myself having some background in complex software development, it seems easy to me to generate a letter perfect LLC doc provided proper inputs, and once the software does it correctly, it has a better likelihood of doing it correctly again than a human.

Two local attorneys in Rochester were $1650 and $1800, LZ is less than $600 (including filing costs). I was looking for someone who has first hand knowledge of issues created from bad LZ documents, rather than FUD (fear, uncertainty and doubt) about using them. Any guidance is helpful if firsthand.

thanks to all for your suggestions and input, I do appreciate the effort.  We found someone in Syracuse that we are going to try from Absolute Home Inspection.  I'll let you know how it goes!
