I've used Erin Gallagher over at Seber Tans for the last 2 or 3 years. I only have 1 duplex that I rent out under an LLC, but I assume they'd do well with more complex REI too. They have a large team of professionals.

$850 is too high a rent for that rough of an area. You might see that rent rate a little further Northeast in Kalamazoo, but still it would be pushing it. Maybe if utilities were included.
Still, even if it's $650, it will cash flow if you don't have any debt on it (would you buy it without a mortgage?). Might be a decent return if there aren't any big improvements that need to be done. Very transient neighborhood though. Put in a big vacancy expense.

@Brandon Krieg and @Michael Lerch run a big one just outside of Grand Rapids (West Michigan REI Club).
The Kalamazoo Area Rental Housing Association (KARHA) has one sponsored by the RPOA (Rental Property Owner's Association).
Myself and a handful of others meet once a month at the Panera on West Main. Next one is Tuesday October 6th at 7pm (Kalamazoo Real Estate Meetup)

I've spent a little time with a very successful commercial real estate investor up in GR. His experience is in complexes with 70+ units, but I'm guessing he might be able to help you out since he's finally gotten out of his j-o-b and might be looking to give back. I can second @Brandon Krieg's offer. I live right in Kalamazoo and would be happy to help out. I'm not sure if I could have noticed all those problems though. Could you? You might not have done a walk-through at the beginning, but good thing you got an inspector to do their job. Relatively inexpensive insurance against a nightmare situation.
