I get at least 1 letter per month per property I own.  And none are in foreclosure & I’ve never sold a property to a ‘yellow letter’ buyer. 

I also get texts & calls from time to time.  It’s tiring & ineffective, imho.  But what do I know?

Damn.  I am somewhat surprised that the new laws apply to ALL landlords.  Usually these goofy laws apply to corporations, or ppl w more than x number of doors, etc.

It seems to me this law will drive prices higher so LL can hedge their risks.  How does this make renting more affordable?  :-(

If it’s a gas pool heater and they use it, it will add hundreds of dollars per month in natural gas usage.  Not worthwhile unless you are using the pool heater to heat a hot tub.

6 properties (used to be 9)

Once every 4-5 yrs (avg).  Longest is 10 yrs, shortest is 2.

Depends.  I was trying to upgrade my business model to 100% ceramic tile floors and shutters.  Obviously those years/turns were 5k+.  Now my portfolio is ‘mature’, it’s not much more than a quick coat of interior paint.

@Shawn Rogers II, probably good idea.  Especially if he/she is versed at creative deals/financing.  Obviously make sure they have CPA following their name.  ;-)

@Brett Tvenge, check out the city of Maricopa. Prices aren't too bad. You can cashflow without breaking the bank and most of the places are sub-20 years old. Not much future Capex.

@Joshua D., the faucet stuff is done by the home warranty.  Roofs, imho, should not be a surprise.  I have a roofer on speed dial.  He’s done 3 of my places.  Leaky roof is a different story.  That may or may not warrant a roof replacement.

Obviously turnovers are on you.  Do his places turn over a lot?  If so, he picked bad properties in bad neighborhoods.  If that is the case, I’d tell him to change his business model.  ;-)  My avg stay is 5 years & I still haven’t evicted anyone.  I’ve been doing this 20 years.
