Depending on your level or preference of analysis, data and their providers are incredibly important and difficult to obtain when it comes to real estate underwriting. Many companies only release certain clusters and types of data which can make assumptions riskier and modeling outputs more variable. 

I'm sure many people on here have spoken about this, but I just wanted to bring this discussion back as it is a part of my job that I enjoy and see benefit to others from it. Below is a list of data that I've used in my market research and real estate underwriting, along with some other sources that people might find helpful. The list is a combination of private and public data. 

Please feel free to comment and share your sources, experiences, or strategies in your data usage.

Kevin, welcome to the community. I am also new to Bigger Pockets but am excited to learn with you as well. I will agree with you that industrial and larger multifamily is a lot more exciting to learn (and model) about than other real estate classes. I took me a while to learn about syndicate funds just because the complexity within a PPM is rather great. A couple of key notes to really understand when looking at funds are 

1. What is the fund's Preferred Return? (also called a Pref or Hurdle Rate) 

2. If it is a development play, what is the development spread? 

3. Are they being conservative with their underwriting? (How are they measuring rent growth, is it greater than appreciation?, etc.)

4. What is the sponsor's background? (Have they done this for quite some time or is it their first fund?)

These are just a couple of things I personally look at when I am analyzing a new private fund, but of course, the analysis does not stop there. If you have any thoughts or questions please reach out!

Hi Sam, 

Just to get clarification on your question, are you looking for what sponsors/PE groups build syndicated funds around a NNN strategy?

We have seen DSTs for 1031-exchanges involving NNN properties from CAI Investments and KNPRE Keystone 1031 while we have seen post-tax, RegD funds from Exchange Right along with CAI Investments as well. Most require clients to be an accredited investor, which is another barrier to entry to look out for. I hope this helps.
