Does anyone have a section in your lease regarding the number of occupants in a unit? I want to add something to eliminate a large number of people in a unit, and to eliminate people that aren't on the lease from moving in permanently. 

Just looking for some examples...

How do most of you go about selecting a move-in date for your chosen applicant? Do you tell them they need to move in immediately once you have chosen them as the accepted applicant? Do you wait until the first of the upcoming month? Just curious what most of you are doing, or what the "standard" method is. Thanks in advance.

If a landlord gives tenants several "free" ways to pay and they still decide to pay via credit card, then the tenant should pay the fee for the credit card.

Cozy.co is free for the tenant if using ACH transfer. The tenant pays a small fee if they use a credit/debit card.

I use Cozy.co for almost all of my tenants. Very user friendly and free for the Landlord.

I agree with Percy N. Find something in the $75k price range and put 20% down.
Look for portfolio loans/mortgages at smaller local banks. I have a couple around me that require 25% down for conventional, and 20% down for portfolio.
