Looking for a reasonably priced architect or someone who can draw floor plans for a flip I'm doing in Los Angeles. Would love to meet someone I can work with long term, lots of projects in the works! Thx -AJ

If the kitchen isn't functional, it will be a deal-breaker for a lot of people. I would focus on the functionality of the kitchen first and then maximize sight lines once you feel the kitchen has enough storage.
thanks for the feedback much appreciated @Mason Hickman

What would you do?!?! I can open up the kitchen wall and get amazing sight lines through the house. Kitchen would be beautiful but lacking a bit on the storage side (pantry is on the wall I'd remove)... Other idea is open the wall to about 5 ft (instead of 3 ft now) and get some pantry and a little more sight line.
In both scenarios I have room for an almost 9 ft island so that wouldn't change.
I think the kitchen can be beautiful either way, but will I get more value from the open looking home with sight lines from the front door to the backyard or the extra kitchen storage??
Side note: The house has a huge 3 car garage for extra storage, just no good space for a pantry within the kitchen area.
THOUGHTS??? Feedback appreciated thanks! -AJ

Hey @A.J. Draven. If you're thinking about converting the garage into an ADU or adding a ground up ADU to the property, let me know. Our company designs, permits, and builds ADUs across LA County, so I'm happy to answer any questions that I can.
Hey @Alex Otto - Not on this one right now, however this is something that I am considering on a few projects. I'd definitely be open to a chat
