i did buy most of my properties unseen because i had a great advisor and solid pm team. we did do inspections of every property and over a three year period, i paid close to $2k in inspections that did not materialize in acquisitions due to various issues.

i do go twice a year to Memphis to check all the houses and make sure they are not a blight in the neoghborhood as @Philip Williams mentioned.

I dont go as much to southern ca rentals which are closer to me because the cities do an inspection annually and if anything is wrong, they inform me.

i am not too sure if you can find a decent rental in $50k range in any of the cash flowing cities. 

$100k will get u a better neighborhood house which will translate into decent cash flow. whichever city you choose, make sure to take a trip and check the neighborhoods. 

Do not buy unseen regardless of some peoples comments about never checking out houses.

Also make sure to get a third party inspection..

As i have observed memphis market in the last three years. " Turnkey" word has become widely used to let investors think they can make easy money in real estate investing. 

The turnkey companies are advertising properties with high cap returns in zip codes where a lot of PM companies dont do work at all. Those C and D class properties are best served to sophisticated local investors. 

and above all if an investor cannot scale to five properties at the minimum in a two year period. they should not be OOS.

you have great rental markets in Memphis, Chatanooga, Knoxville and Nashville in TN.

you can set yourself well with investments.

Good analysis. Lot of first time investors should understand the difference between freedom and stability. Even though an investor will achieve stability through debt pay off, they will still need to manage the PM company with statements and work orders. 

As with your previous thread about leverage and cash buying of investments, this is a great read.

Take a trip to memphis right now and do what needs to be done to claim your property back. There are lot of people on BP who can help you navigate this nightmare. Dont procrastinate on this
