November to January time is tough for rentals in memphis due to holidays and winter months. properties dont rent for top dollar in these months. 

Raising rents is not that popular in memphis as we have not raised a single penny over the last three years in memphis market. Also with so much influx of investors in Memphis, there is a lot of property available for rent.

On a recent turnover, we got $30 less than previous lease. Also it took forty five days to rent and $2000 turnover rehab.

sorry to hear about your experience. Even though you are canadian, you can take legal action against all companies involved including the marketing promoter. you should be able to recover some funds at least.

Its tough to manage major rehabs in OOS markets. lots of good products available in your cities. To buy from a turnkey co or from MLS via broker is your call.

This is a great thread. over leveraging will lead investors to losses but lot of them havent seen the stock market or real estate crashes as @Jay Hinrichs mentions.

i agree with your assessment that 50% cash and 50% leverage in a portfolio is prudent. Best is if the portfolio cash flow pays off the properties in seven to ten year period. One can quit the day job easily.

I agree with @Tyler Kastelberg assessment. OOS is great for investors who can scale quickly to fifteen/ twenty SFRS otherwise earning $200 to $300 a door is not meaningful

i appreciate your personal examples. it makes me stronger to say no to deals that dont make sense. i dont want to be owning rentals for the sake of ownership only and brag about them in social circles. its a business and needs to make financial logic for buy and hold investors like us.

now if the market went in a stall mode, wont mind adding to portfolio if the numbers made sense again

real estate frenzy of today reminds me of 1999 stock market momentum investing. Every person was wanting to get involved in stock market game and is the same today as regards to real estate rentals

roofstock is selling build to rent houses in memphis for $190kish. numbers dont make sense to me but will to first timers who will be given the logic that no mainteance for ten years but that maintenace is built in the price of the house.
