i would definitely choose Little rock for cash flow but would not invest in ca right now unless off market opportunity. Cap rates are very low in CA. Brokers are selling multifamily on Proforma values rather than actual rents. Be wary and patient

i was using the same appreciation values as investors have experienced in Memphis metro areas since little rock is not that far from Memphis. 

what ever inventory was bought three years ago in memphis B neighborhoods has definitely risen 30% as long as not in bad zipcodes.

if your turnkey/rental property goes vacant for three month period, will you have reserves to carry the mortgage, prop tax and insurance. thats a question you should answer before committing HELOC funds to rentals

@Jean Marx Are u doing flips or value add play for rentals I think Little Rock Market has appreciated thirty percent last three years as in Memphis and Mississippi suburbs.

@Franky Juwana I would not touch both due to hoa fees. They impact cash flow numbers a lot. Other idea would be to go ltv 50 to Improve cash flow monthly. Be persistent and wait for a good deal

@Jim Welch Can you reach out to some TK providers in Dallas who could sell it to rental investors and make a marketing fee from you Also if you place a tenant, you could use Roofstock to sell it as a rental property Just a couple of tips

Ryan K. You have a great investment property and it will always appreciate. You can’t compare to midwest and mid south areas of USA Cap rates are very similar if you buy in the top school neighborhoods in those cities as well Keep this one for retirement My 0.02 cents
