Sometimes the property mgt companies also have properties from sale from their existing clients. U can snag a leased property. But do your due dilligence on the area for sure.

Your selected market may have investor focused realtors and great prop mgt companies as well. That is another route to get a comparative value on your investment compared to turnkey numbers Don’t get pressured to say yes right away. There is always another deal around the corner in most cash flow markets Take your time

Your rental policy plus umbrella should be enough. Our umbrella covers all our rentals in Tennessee and southern ca Once your ten mortgages are filled up, you may need a llc to qualify for portfolio loans.

Sanjoy V. You have an option of buying a package of sfrs from a turnkey provider as well. Plenty of threads on this site for you to Check their reviews You can choose a Texas City for investing turnkey and will be closer to managing your portfolio Yes, you do have to manage the pm co but it’s not an everyday thing. Maybe a couple of hours a week to review any work orders and monthly accounting statement Multi family are a good option as well. I don’t have interest in commercial leases but your point of amazon proof retail is valid

Karim Z. Keep checking on Zillow, Redfin etc when comparing turnkey numbers. You want to pay retail for a totally rehabbed turnkey property but not above mls comps. Plenty of good providers on BP threads. I am personally invested in Memphis. And be ready to scale in oos In a reasonable timeframe Having one or two properties is not practical. Stay local in that case

Jeff Parker I agree with you. Debt is debt in any manner Leverage should be used in a controlled way So many posts on BP suggest 3.5 percent down processes to be homeowners but nobody advises on how much reserves are needed to deal with maintenance and vacancies. I have mortgAges as well as debt free rentals it’s all part of retirement strategy. I do enjoy listening to Dave Ramsey podcasts and like you don’t agree with everything

Cordova, Bartlett and east memphis A few minutes away are Southaven, olive branch and hernando in Mississippi Also Little Rock in Arkansas is supposed to be great for multi family
