I think it’s a risky strategy. What if a capex or. Maintenance issue crops up. You will be squeezed cash flow wise

I think paralysis analysis plays a bigger part in non investing Another factor is that investors look at rosy numbers on a proforma yielding high cap rates but never visit the neighborhood of their rentals. A bad experience ruins any further investing

I think you should back out of the deal. Losing $1500 is much easier than a vacant property Reach out to your local prop mgt co and get referral for an investor focused realtor. Hope he/she can recommend off market listing or some mls listing for rental properties Good luck !!

you can check Lansing area as well for rentals. At least you can get ten cheapest FHA loans and then you can source your portfolio lender.

As a Memphis Investor, I want o comment on vacancy. Between Oct to March, it does take longer to find a tenant. Budget for 60 to 90 days vacancy

Try to structure leases that end in April to September..lol

rents are rising slowly in southern ca anyway. Midwest and Midsouth look attractive but property capex is not cheap due to weather factors.  Big cap rates are only in iffy neighborhoods which are being billed as turnkey to out of state investors. Take a trip to those areas and check the neighborhoods yourself before doing a 1031.

Sometimes capex is more due to weather variations. also consider buying in A minus neighborhood of KC to get better quality tenants. 

i know bay area cash flow is limited but you can look in sacramento area for lower priced SFRS.

i recommend buying a couple of local rentals before venturing OOS.
