Please visit memphis and meet some turnkey providers. Memphis neighborhoods can be challenging for out of state investors to figure out Please do your due diligence

Vidur G. you need to get out of "paralysis analysis" scenarios There will always be ongoing maintenance in any rental you have. There will be tenant vacancy in every rental you will own It does not matter if rental is local or oos If you can positive cash flow after accounting for your ratios, you will do fine Every cash flowing market has A, B or C neighborhoods. Better neighborhood will give you better quality of tenant and lower cap rate. Think of real estate investing as a diversified play in your financial goals. Oos rentals should give you eight to ten percent return. If you can achieve through turnkey, so be it. If not, a team of investor friendly agent plus prop mgt co will be able to take care of your goals There will be always examples of investments not turning out right. That does not mean we stop investing !!! Do your due diligence as Vivek Khoche suggests and you will be fine.

Shashank Rao I believe you may find reasonable deals in Sacramento and Richmond area Or you could go in the condo/ townhouse acquisitions but hoa fees eat up a lot of cash flow in California I have invested in 12 sfrs in Memphis suburbs and the portfolio has done well for me. As far as appreciation of California properties is concerned its paper profit unless they are sold.

Samuel Yi Sell the Barstow property and u can transition to a multi family in Apple valley or Hesperia where quality of tenant is better. Or you can transition to a sfr in any of the mid south or Midwest areas I have invested in memphis, Victorville and Hesperia

Eugene Rogachevsky I am doing sfr rentals in memphis through own connections. Turnkey prices did not make sense
